New Deed
If the person whose name is on the dead has passed away, then you may need to write a new deed or you may need to open an estate. If the previous deed automatically transferred the ownership of the property at the previous homeowner's death and you are the beneficiary, then you may need to file a new deed so you can show that you are the owner.
Estate Administration
If the person whose name is on the deed has passed away and there was no right of survivorship and it was not a life estate deed, then you will need to open an estate in order to pass the property on to the rightful heirs. You do this by contacting the Register of Wills in the county where the decedent last lived. If they lived in another state when they died, then contact the Register of Wills in the county where the property is located.
